Search the official Karnataka RERA portal for the project and promoter. Compare the registration number, project name, land details, approved plans, declared completion date, phases, and uploaded updates with the sales material.

Confirm that advertisements and booking documents use the correct registered project and phase. Save copies of relevant records because portal information and project updates can change over time.

Establish title and development rights

Ask an independent lawyer to review the chain of title, encumbrances, conversion records, development agreements, powers of attorney, landowner arrangements, and litigation disclosures applicable to the property.

For plotted developments, verify the layout approval, land use, access road, survey boundaries, civic authority, and the exact plot identification. For apartments, verify the sanctioned plan, unit details, undivided land share, and common-area rights.

Check approvals and completion documents

The required approvals depend on location and project type. Confirm the competent planning authority, building sanction, environmental or fire approvals where applicable, utility arrangements, and conditions attached to each approval.

For completed property, review completion and occupancy documentation where applicable, tax payments, association records, maintenance dues, and utility connections.

Read the agreement before booking

Review the sale agreement, construction agreement if any, payment schedule, specifications, possession definition, grace period, delay remedies, cancellation terms, transfer charges, maintenance obligations, and dispute clauses.
